Getting it right from the start

However, moving to a new location is always stressful, doubly so when it is to a foreign country.  Wherever possible, we meet the family or individual who is relocating.

Alternatively, we talk on the phone or communicate via email and we always complete a detailed research questionnaire.  But most importantly, we listen.  Our success is based upon our ability to identify personal choices and key issues from the very start.
 
Thinking ahead
 
For a move to be successful, it is important to give equal consideration to the size and style of the desired property; whether it should be leasehold or freehold; the budget limitations including any service charges; commutability with the place of work; schools (private or state) and indoor & outdoor recreational facilities.  But probably most important of all is the area in which the property is located.  This especially affects the spouse and any children who may be spending considerably more time in and around the new home, than the executive who is at work each day. 
 
Property Purchase for Residential Investment
 
Buying any property is a serious investment, but when a property is purchased with a view to residential letting, there are additional factors which should be considered.  Perhaps, most importantly, whether the investment is for the short or long term and whether the investor plans to move into the property at a later stage.
 
Rawlings Property Consulting Ltd has over 25 years Residential Lettings and Management experience, extending from 1 bedroom flats in Putney through to 7 bedroom houses in Chelsea. 

Outside London, we have advised on the purchase of many types of property including large country houses set in their own grounds.  But before any purchase can be recommended we make sure that we fully understand the reasons for the investment and the expected level of return.  We are then in a position to preview the property and supply the following:
  • Full tendering / costings of any redecoration or building works including the refitting of new kitchens and bathrooms
  • Overseeing of all works
  • Costing to refurbish to required standard for rental
  • Then fully furnishing the property for the start of a tenancy

Relocation for Rental
 
Rawlings Property Consulting Ltd will discuss fully with the company HR Department the details for relocations, budget, area, accommodation, individual requirements.  They will ensure that both the company criteria and employees needs are met.
 
Once a property has been accepted for rental Rawlings Property Consulting Ltd will carry out the following:
  • Negotiate the rental terms
  • Arrange for the lease to be drawn up for approval
  • Check thoroughly that all agreements between the parties are adhered to prior to occupation
  • Ensure that all domestic utilities are functioning and that they have been transferred to either the company’s or individual name
  • Ensure that the inventory is carried out by an independent company

Property Management
 
Rawlings Property Consulting Ltd provides a full marketing and management service for clients who have properties to let.  Our services, terms and conditions are available under separate cover. 
 
Property Purchase
 
If a client is looking for a property to purchase, Rawlings Property Consulting Ltd will undertake the same kind of search as for renting, working to the client’s precise instructions.  Once a property has been selected, we will negotiate the purchase price and, if accepted, instruct the client’s solicitor and arrange for full structural survey.  If the property is leasehold, we can advise on the length of lease, service charges and possible leaseholder obligations. 

Other considerations include local shops, transport, parking restrictions etc.  At all times we keep in regular contact with the client and liaise between solicitors, surveyors and the estate agent until completion of the purchase. 
 
Rawlings Property Consulting Ltd can also advise on domestic builders, decorators and furnishing packages at all levels and would be happy to tender for any building works with their refurbishment division, or work alongside a client’s preferred building contractor.  Our aim is to anticipate a problem before it becomes one.
